How to Schedule a showing?

We allow everyone to secure and apply for a unit sight unseen. However, if you would like to view a unit prior to applying, you are more than welcome to either schedule a showing through our website by clicking on the corresponding unit/property and scheduling a tour with our showing agent. Alternatively, you are welcome to give us a call at 360-738-1022 and we can schedule a showing for you over the phone or via email at info@visitlandmark.com.


Do I have to Place a Holding Fee? 

We will process your application whether or not you have place a holding fee. However, during the application process, someone else may place the holding fee on the unit that you applied for, which then secures the unit to their application. We can transfer your application toward any available listing as long as your application is still valid in our system. 

We only accept ONE holding fee per unit.

What is a Holding Fee?

The holding fee is equal to 25% of one month's rent and must be paid with either a cashier's check or a money order. If APPROVED, the holding fee is applied toward the security deposit. However, if you decide to not move into the unit or if you back out of the application process, then the holding fee is FORFEITED. The holding fee is refundable if your application is DENIED. Please be aware that it is first come, first served with holding fees, not applications.

Out of State/Not local, Holding Fee?

In the case that you are out of state or not local, you can make out the money order/cashier's check out to Landmark Real Estate Management and overnight it to our address. You would need to use priority mail/overnight shipping and send a photo of both the postage (with the tracking number) and the money order/cashier's check itself to info@visitlandmark.com to secure the unit. 


Applying

There is a $65 (Non-refundable) application fee that is required to apply for any listing. Applications expire 30 days after receipt. Applicants have the option to transfer the application one time to another listing. If an applicant wants to transfer their application a second time, they will need to reapply.


Application process with NO Holding fee:

STEP 1: Apply on our website 

STEP 2: Wait 5- 7 business days for us to screen and process the application. We will reach out to you directly if there is any additional information required. Otherwise, your application will go to the property manager for final approval. 

STEP 3: Your application specialist will reach out with your final status. 

STEP 4: If you're approved, you will need to sign your lease electronically and pay the holding fee within 48- hours of approval. If you're denied, the property manager will reach out directly with the reasons for denial and send an Adverse Action Letter. 

STEP 5: On Move-in Date/Lease Start Date collect your keys at our main office; 455 W Stuart Road, Bellingham, WA 98226 

STEP 6: Congratulations on securing your new place! 


Application process with a Holding fee: 

STEP 1: Secure the unit by placing a holding fee on the unit. 

STEP 2: Apply on our website within 48 hours of placing the holding fee. 

STEP 3: Wait 5- 7 business days for us to screen and process the application. We will reach out to you directly if there is any additional information required. Otherwise, your application will go to the property manager for final approval. 

STEP 4: Your application specialist will reach out with your final status. 

STEP 5: If you're approved, you will need to sign your lease electronically within 48 hours. If you're denied, the property manager will reach out directly with the reasons for denial and send an Adverse Action Letter. Next you will need to come to the office to pick up your holding fee.

STEP 7: Congratulations on securing your new place! 


Move in check list:

  • Make sure your lease is fully executed (signed/initialed where required) and any additional addenda are signed. This may include pet/ESA addenda, cosigner addenda, advanced rent addenda, etc. 
  • Double-check that your balance is paid in full including the prorated rent, administration fee, tenant liability insurance, etc. 
  • ** Please note that your account balance will not be fully accurate until the lease has been signed/countersigned by all parties, including the property manager. 
  • Sign the Move-In Inspection: this is to signify that you have seen the inspection Landmark has performed. We also ask that you do your own inspection as well. We'll provide you with a link via email to do your own move in inspection electronically or we will give you a Move-In Adjustment Form. This form is given to you on your move-in date. The electronic or paper move in inspection is due back to our office within 72 hours of picking up your keys.
  • Set up PSE (Puget Sound Energy) and/or any other utilities required per the lease agreement on or before the move-in date.
  • Utility Services List
  • We will send you some move-in paperwork to complete online prior to your move-in date. If you're unable to sign the forms online, you can sign them in the office when you come to pick up your keys. Then you 'll be all set to move in!
