Application Process


Every person over the age of 18, who will be living in the unit, is required to submit an application and pay a $65 Application Fee.

How to apply:

  • Go to www.visitlandmark.com and click on the “Vacancies” tab. Scroll down until you find the listing you would like to apply for and then click “Apply Now” or click on the "$65 change of tenancy/general application".
  • The cosigner application is the same as the tenant application. Cosigners may leave any irrelevant fields blank.
  • All people who will be living on the property over the age of 18 must submit their own individual application
  • Once you have submitted your application and payment, you will receive an email confirmation/receipt indicating you have successfully submitted your application.
  • We require all applicants with Emotional Support Animals or Service Animals to complete a pet screening profile through a third-party screening program (PetScreening). Animal owners will need to gather current vaccination records, a valid recommendation letter from an authorized professional, and photos of their animal.

  • Once we have received all required documentation from all applicants, your applications will take 5 to 7 business days to complete. Be sure you are regularly checking your texts and emails, as this is our primary means of communication during the application process.


My application has been approved, what now?

  • Once your application has been approved, you will receive an email notification informing you of this.
  • The lease will then be sent to each applicant and cosigner. You have 72 hours to sign and complete the lease. **The lease is an electronic document that you will e-sign via your individual tenant portals. You will also receive an email prompting you to activate your online tenant portal. Once your portal is activated, your lease will be available to review and sign electronically. Each applicant (including cosigners if applicable) must sign the lease separately to be complete.
  • In addition to completing the lease, you may also receive separate addenda to sign and complete before move-in.
  • After signing your lease, you can view your online portal account for all move-in costs
  • Move-in costs may include but are not limited to:
  • Pro-rated rent
  • $200 Administrative Fee
  • Last month’s rent
  • Pet deposits/fees
  • Tenant liability insurance charges
  • Remaining security deposit balance, etc.


  • **Please Note: Final charges will not post to your account until your lease is countersigned by a Landmark representative.


My application has been denied, what now?

  • The property manager will reach out with a phone call or email with reason for denial and then the Applications Specialist will send you an Adverse Action Letter via email.
  • Reasons for denial may include, but are not limited to:
  • Insufficient income
  • Invalid/insufficient credit /rental history
  • Inconsistent information on application (ie. lying or providing incorrect information)
  • Owed fees to previous landlord/utility company
  • **Please note that, in most cases, you have the option to remedy these issues or to appeal a denial.


  • The only situation when the denial is final and non-negotiable is if there is a criminal history of distribution or manufacturing controlled substances.


  • If the property manager requires you to have either a qualified cosigner, pay last month’s rent, or advanced rent, that means your application has been conditionally approved. You can either comply with the requirement(s) or choose to decline moving forward in writing. 
  • **If you placed a holding fee they are NON-TRANSFERRABLE.
