National Market Overview

It’s a buyer’s market. With bonus depreciation restored to 100%, investor incentives are strong.
New construction is slowing, reducing vacancy pressure and stabilizing rents.
Vacancy rates remain near 10-year highs but have leveled off around 8.2%.
Rents are flat to slightly increasing; sales volume remains down about 60% from 2022 peaks but shows signs of recovery.
Cap rates have likely topped; values are beginning to rise again as we head into 2026.

Key takeaway: conditions are improving for investors positioned for long-term multifamily growth.

Local Market: Bellingham & Whatcom County

Vacancy peaked earlier this year and has now dropped below 6% for the first time in nearly two years.
Rent per square foot continues to outperform the national average, averaging $2.20–$2.25 locally.
Sales volume remains light but healthy; one large sale on Samish Way drove a quarterly record.
Construction has slowed significantly, tightening future supply and supporting rent stability.

Landmark Portfolio Highlights

Landmark’s overall vacancy rate is 3.8% , including new lease-ups, and 3.2% for stabilized properties.
Average rents per unit continue to rise:
Studios: $1,339
1-Bed: $1,454
2-Bed: $1,774
3-Bed: $2,330
4-Bed: $2,975
Market activity has prompted owners to increase marketing spend and consider moderate rent concessions.

Regulatory & Legislative Updates

Ferndale & Bellingham ballot initiatives: Landmark urges local owners to review both carefully; several proposals could restrict fees, limit flexibility, and affect new housing development.
State clean-building standards: Properties over 20,000 sq. ft. must comply between 2026–2028. Landmark is guiding clients through compliance and vendor selection.

Looking Ahead

Interest rates appear to have peaked and are expected to decline through 2026.
Slower construction and steady absorption point toward a balanced rental market .
The rental-versus-ownership gap remains large—favorable for continued rental demand.
Landmark continues to invest in technology and training to serve clients more efficiently.

Haunted House Event 🎃👻

Come one, come all to the 5th annual Nightmare on Railroad in the Boundary Bay Brewery Fear Garden! The brewery warehouse and beer garden will be transformed into spooky scenes filled with ghosts, ghouls, and surprises at every turn. This Halloween event is all-ages and features BAAY’s Haunted Dancers.

From 9:00-11:00 p.m., the event becomes 21+ only, with more mature content. On October 31 from 3:00-5:00 PM to coincide with the downtown trick-or-treat event, the Fear Garden will be open without actors or dancers, with free admission for families who wish to attend a more family-friendly version for younger children.

This is a fundraiser event, and 100% of the proceeds go directly to the Bellingham Arts Academy for Youth student scholarship fund. For more event information, email hauntedhouse@baay.org

Swim Club Halloween Pop-Up🎃

This October Swim Club will be doing a Halloween pop-up bar! Starting on the 15th it will transform into Spirit Club, a ghoulish dark-lit haven with some tricks, but mostly treats. Chef Todd Alan Martin has created a dinner menu inspired by various horror films including “The Silence Of The Lambs” with roasted lamb, herbed fava beans and “a nice chianti” beurre rouge.

Dennis Schafer has put together a cocktail menu including “Maggie’s Ghost” with habanero infused cachaca, lime, curacao and celery salt also featuring the “Davy Jones Locker” with Fernet Branca, aged rum, grapefruit, cinnamon and lime, and many more on theme delights. Get ready to drink your cocktails out of skulls and halloween themed glassware, this is a fully immersive experience.

On February 18th, the Downtown Community of Bellingham was struck with a tragic event when a two-alarm fire destroyed the historic and beloved Hohl Feed and Seed store.

The Bellingham Fire Department rushed to the scene, defensively fighting the fire as well as running in and out of the building to save 78 animals. The Whatcom Humane Society worked through the night and morning transporting animals to their location, where they cleaned the animals and their smoked filled cages, fed and gave them water, and created a plan of action to find them new homes.

Come together to show Hohl’s, the Whatcom Society and Bellingham Fire Department support. In addition to performances from local favorites, Polecat and DJ Birdman, there will also be a silent auction.

The Bellingham Roller Betties (BRB) host an exciting roller derby doubleheader at Lynden Skateway in Lynden, WA on Saturday, March 9 at 5:30 PM. In a sanctioned high-level bout, the BRB All-Stars take on Gorge Roller Derby from the Columbia Gorge area.

Before the All-Stars bout, there will be a level-three junior roller derby scrimmage hosted by Bellingham’s junior roller derby league, The Subdued City Rollers (SCR). The SCR will be joined by skaters from Derby Demons in Marysville, NWO from Chilliwack B.C. and Vancouver Junior Roller Derby from Vancouver B.C. All ages are welcome and tickets are available at the door or online. Doors open at 4:45 p.m. with the first bout starting at 5:30 p.m.
