Property Evaluation
It is our profession and responsibility to recognize the potential of your rental property. We will provide you with professional advice on rents that your property should be rented for, repairs and other updates to maximize the value of your property.

Advertising and Leasing
Our experienced team will put all the effort that you need to get your property rented quickly and effectively. Advertising through newspapers, our website, flyers and our office vacancy listing brings wonderful effects. Our screening process complies with Fair Housing regulations, and includes credit, criminal, rental, and financial screening. After a perspective tenant has been successfully approved by the property manager, we will prepare all legal documentation needed for the leasing process. Move-in conditions are documented and kept in a tenant file until move-out.

Lease Enforcement
Both owners and tenants are notified immediately about violations of the Lease Agreement, and residents are back billed for any damages that occurred during their tenancy period. Landmark staff sends legal notices and provides full eviction and other legal processes if needed.

Budgets
Landmark employees will prepare for you your yearly budgets and budgets vs. actual expense reports which will help to establish the relationship and needs of the owners.

Financial Records and Transactions
Landmark’s bookkeeping department will deliver to you accurate, computerized record-keeping of payables and receivables; payroll services, and employee management as well as monthly and yearly financial statements.

Fee Collection
Landmark will collect all of rental income, follow up on collection of delinquent accounts and deposit all funds collected to your property’s trust account.

Site Management
Regular property inspections and reports, supervision of on –site staff, assistance with bylaw and rules enforcement procedures.

Repairs and Maintenance
Our 24-hour maintenance services will take care of maintenance emergencies in the middle of the night, basic maintenance of your property at reasonable rates, or will assign work to general contractor after owner approval.

Professional move out services
Dispatch licensed and bonded cleaning and repair personnel will restore your rental property to the move in condition after the tenant vacates. We monitor the work, and back charge the tenant for any damages caused during tenancy.
